For real estate agents
A home record for every listing — and a gift the owners actually keep.
If you list homes or hand keys to happy buyers, GoodKeap gives you something most closing gifts can't: an organized record of the home itself, and a polished PDF the new owners can keep from day one.
Why it matters to your clients
Most buyers move in with no record of the home. Which paint is on the walls, where the water shutoff is, which filter the furnace takes, when the water heater was serviced — usually it's a drawer of manuals, or whatever the seller remembers. If it was recorded before closing, the new owners start with answers instead of guesswork.
That's a small thing you did for them that they'll notice every time something comes up — long after the fruit basket is gone.
How it works
- 01
Start a home record
Create the home in GoodKeap. It gets its own space for items, manuals, parts, paint colors, plants, vehicles, and a map of shutoffs and utilities.
- 02
Capture what's there
Photograph appliance labels and GoodKeap reads the brand and model for review — you confirm before anything saves. Search for owner's manuals and save them to the record. Note paint colors room by room.
- 03
Share it while it's listed
Show buyers the record instead of a shoebox of manuals. It answers the practical questions — roof service dates, filter sizes, where things are — that make a home feel cared for.
- 04
Send off a Home Passport
Generate a polished PDF from the record — cover, inventory, parts and dates, shutoff directions, plants, contacts — and hand it to the sellers or buyers at closing. You choose what goes in; serial numbers and notes can stay out.
- 05
Repeat with your own plan
Use the same checklist for every listing, so each one gets the same treatment. Keep a copy of the Passport in your files for follow-ups and anniversaries.
What goes in a home record
Items & appliances
Brand, model, and the owner's manual found and attached, with parts and replacement due dates.
Paint colors
Brand, color, and finish for every room — ready for the next touch-up or a buyer's question.
Home map
Floor plans and pins for shutoffs, panels, and utilities. New owners don't hunt in the dark.
Plants
What's planted and how it's cared for, with watering and pruning notes.
Documents
Receipts, manuals, and files kept with the home instead of in a drawer.
Home Passport
A polished PDF built from the record, with the date it was made on every page. Generated on your device; you share it by sending it yourself.
Straight talk
- GoodKeap isn't an MLS, a CRM, or a transaction tool. It doesn't send you leads or replace the systems you already run your business on.
- The Home Passport is a dated snapshot of what was recorded — it is not an inspection report, appraisal, or warranty.
- Only what's entered shows up. If the roof's age was never noted, the record says nothing about the roof.
- Records stay private to whoever has access to the home in GoodKeap. Sharing with a buyer happens when you send the PDF or invite them.
Pricing
One home at a time fits the Home plan at $9/month or $90/year. If you keep records for several listings at once, the Family plan covers five homes for $19/month or $190/year — about $38 per home per year at full use.
